*** “Affordable unit” – Denver program requirements: *Income must be between $42,216-64,600/year or $79k for couple, pre-tax. Monthly income must be $3580 pre-tax to qualify.***
I am moving and letting go of a 675 sq ft, 1br, new construction, laundry/dishwasher, pool/hottub, gym, WeWork facility.
$1720 (it’s actually a $1590 “affordable” program rent, plus a mandatory $130 utility fee – (WiFi, trash valet, water, etc. It’s a money grab by the big property companies, $60 mandatory wifi and no way to opt out, and there’s a trash chute 30 seconds down the hall, but that’s what we’re stuck with. Trash valet=5 evenings a week, you can leave ayour provided trash bin outside your door and it’s picked up).
Again, It is a rare “Affordable” unit (only 1-2 left of 10 in the building, it’s a mandatory City program for new contruction) , hence the income *requirement:
an individual MUST make between $42,216 and max $62,600 a year, (although their website says $69.5, this is the number staff gave me) and a couple can have higher income ($79.4K per website).
Income must be min. $3580/mth: 2x the base market of about $1790 (which is not the “affordable” base rate you pay, which is $1590). It may be possible to show adequate income if you have additional sources in your account. Lease app. is done at office.
*Equal regular price unites are $2200-2400+ I believe. It’s not cheap but comparatively, it’s a steal.
I am assigning the lease to avoid paying 4 months to break it, so am finding a good candidate who will then apply directly with the leasing office — they are open business hours, Saturday and Sunday too. https://thecamerondenver.com/p/affordable-housing/
4545 E warren Ave, (303) 728-6211
Indoor gated parking optional at $75.
Electricity/Xcel has been $20-30/mth, with heat and A/C.
LOCATION: It’s right at i25 at evans in the Cameron apartments, facing a large grass lot and partial view with mountains from patio or bedroom window.
New construction, new GE stainless steel appliances: glass top range, microwave fridge, dishwasher, ensuite stacked / front loading washer and dryer, LOTS of storage space, big walk-in closet, very big bathtub and big bathroom. Lots of storage in bathroom, kitchen, walk-in. Boiler/heater closet has room too. I had tons of extra room.
Building amenities: big hot tub and heated pool, a large and very nice WeWork setup with shared workspaces plus 5 or 6 private fancy-ish private rooms, a pretty serious gym with new equipment, shuffleboard/pool table/pingpong in lobby, package lockers, mailboxes/big mailroom inside, etc.
PM if interested and you can meet the requirements. They take dogs with an additional fee, unsure about cats.
