Private 1 BR Walkout Basement Apartment
My husband Garrett and I are renting out our partially furnished 1 BR basement apartment, available in mid-August. The apartment has a walk-out entrance and was newly finished in 2022. It is beautiful and I honestly love spending time down there 🙂 We live on a quiet cul-de-sac in a safe neighborhood that is only 15 minutes away from campus.
Our place includes a private entrance, full kitchen, living room, reading nook, private washer and dryer, and full bathroom. The kitchen includes a fridge, oven, microwave, and dishwasher, making it easy to cook at home between classes, work, and studying. You’ll also have shared access to our backyard.

Parking:
There is one off-street parking space available. If more than one space is needed, there are options for street parking in front of the house.
Furnishings:
The apartment is partially furnished—we’re happy to leave furniture or remove it altogether if you have your own. Furnishings include a wall-mounted TV, TV stand, couch, bar stools, bookcase, armchair, and a large number of kitchen tools/appliances.
Lease details & pricing:
This will be a 1-year lease with the option to renew. The rent is $1650/month, which includes all utilities and high-speed internet. If interested, we also offer a $100 monthly discount on rent from May 1 to October 31 in return for lawn mowing, edging, weeding, and raking leaves.
Pets:
Unfortunately, we are not a pet-friendly rental.
A little about us:
We live upstairs and are available for any issues you may encounter. We have four young children (2 months, 2, 4, and 5.5). I (Christy) work remotely as a web designer and my husband runs a family business with his dad. We go to a church in Highlands Ranch. In our free time (when we’re not chasing toddlers), we love to enjoy the outdoors, spend time with family down in Palmer Lake, and play board games.
Additional notes:
We installed soundproofing in the ceiling to minimize noise transfer between upstairs and downstairs, which makes our basement much better than the average basement. That said, you will still occasionally hear our muted footsteps, furniture, indistinct voices, and some kid antics, generally between 7:00am and 8:00pm. If you are looking for a totally quiet rental, our space may not be a good fit.
